Our fantastic Tenancy Management team will complete the application process for all new tenancies, including referencing and paperwork but they are also available during your tenancy for any general queries and assistance

Our experienced property inspectors will undertake regular inspections of your property and you will be sent details of their findings.

Our Tenancy Settlement team will complete a thorough checkout inspection on or after the day that your tenant vacates. A copy of this report will then be sent to you.

The Housing Act 2004 allows any Local Authority to introduce Selective Licensing. The Nottingham City Council (NCC) ratified the scheme on 17th April 2018 after going through a period of consultation and the approval of the Secretary of State. Most rented properties within the NCC boundaries now require a licence. Other licensing schemes are currently in discussion at several local authorities including Coventry and Liverpool.

Before a tenant moves in, we make sure a detailed inventory is prepared by a qualified member of staff to record the contents of your property and the condition it is in before check-in, this detailed report is then referenced when the tenant checks out.

Every tenant we find is thoroughly qualified and vetted, with ID and credit checks as standard. A professional referencing company will carry out tenant checks and references will be required from employers – and previous landlords where applicable.

We have a dedicated rent collections team, an online maintenance portal as well as a 24/7 emergency maintenance response number and we carry out regular property inspections to ensure things are as they should be.

Information for landlords

Centrick is a member of the Tenancy Deposit Scheme (TDS), a government approved scheme to ensure deposits are protected and any disputes about the return of a deposit are resolved impartially.

We also offer a Nil Deposit Scheme through our referencing partner which provides an alternative to the traditional deposit for tenants who find it hard to pay a deposit on their new property when their previous deposit hasn’t been returned yet.  This option enables you to rent out your property more quickly whilst guaranteeing you will still be reimbursed for any damage.  For more information, please speak to a member of the team.

How does it work?

Nil deposit Scheme – Landlords (copy) on Biteable.

 

  • Your tenant pays a Nil Deposit service charge equivalent to 1 week’s rent plus VAT
  • For Example £780PCM. 1 week’s rent £180 – Nil Deposit service charge is £216
  • The Let Alliance Nil Deposit service manages the payment of any entitlement for any breach of the tenancy
    agreement up to a maximum of 6 week’s rent, via your letting agent
  • The tenant will reimburse the provider for the sum agreed, or determined by an independent
    adjudicator in the case of a dispute
  • For rentals with more than one tenant a lead tenant is nominated
  • Tenants’ liability insurance is in place for the complete tenancy term and the tenant provides a copy of
    their insurance certificate
  • When a tenancy is extended,the Nil Deposit scheme can be extended with the tenant paying an extension
    service charge of £30 including VAT to the provider, and the Scheme is renewable every 12 months as a
    minimum

Our tenancy agreements comply with the Housing Act (or contract law if it is a company let) and are designed to fully protect your rights as a landlord.  They are subject to regular reviews to take account of any new changes in legislation.

Our referencing partner, offers outstanding Rent Guarantee Insurance to our landlords, available on New Tenancies and as a Portfolio Transfer for Existing Tenancies.

That means no uncertainty and no frustrations! Their policies ensure you receive 100% of the monthly rent payable for up to a maximum of six months or until vacant possession whichever happens soonest if your tenant defaults.

You will also benefit from their market-leading tenant references and up to £50,000 of legal expenses, including eviction costs.

Below details what the policy provides in total:
  • Cover for the total monthly rent, up to 4 tenants, provided all are referenced and have suitably passed (excluding Houses of Multiple Occupation)
  • 100% of the monthly rent paid up until vacant possession. Payments are made one month in arrears.
  • Total monthly claims limit of up £2,500 per month and a total claims indemnity limit of £100,000 to cover rent and the eviction costs associated with regaining possession of the property as a result of a tenancy breach which gives grounds for possession
  • Covers breaches of the tenancy agreement by the tenant, including non-payment of rent and expired section 21 notices
  • All claims handled in house by our provider’s team members, who will provide pre-action protocol support
  • No Covid-19 Restrictions
  • All tenant references that are “Acceptable” or “Acceptable with a suitable guarantor” will qualify – no additional underwriting required
  • Available for new and existing tenancies, full Portfolio Transfer available
  • Payable annually and cover is on a per property basis.
