Centrick instructed to market St Modwen apartments at major regeneration site

Residential property investment expert Centrick Invest has been instructed to market the first phase of a development of apartments being delivered as part of the exciting billion-pound regeneration of Longbridge in Birmingham.

St Modwen Homes, a leading developer of new communities and high-quality homes, has secured planning consent to build 205 apartments in three blocks at Dalmuir Road on the historic MG Rover site. These Longbridge properties will include 100 one-bedroom and 105 two-bedroom apartments.

Centrick Invest has been exclusively instructed on behalf of St Modwen to market the first phase of apartments, which will be known as Cooper Gate, a name synonymous with the history and heritage of the site. Construction has begun on site and is already significantly underway with a build timeline of circa 12 months.

Centrick Invest, which has supported investors both nationally and internationally for almost two decades, which has an experienced and a dedicated team operating in both the UK and in the key territories of Hong Kong, Singapore and across the Far East, will be selling the apartments off-plan to overseas investors. John Treacy and Siôn Bennett, who lead the Expat team, will be helping investors across the globe to invest in Longbridge properties.

Centrick’s new homes and investments director Andy Butts said: “The regeneration of Longbridge is enormously exciting and we are thrilled to be part of this amazing success story. What was a brownfield site is being transformed into a vibrant new community with first class facilities, wonderful new energy efficient homes plus fantastic business and employment opportunities as well as excellent connectivity into the city and the wider region.

“We are very confident that St Modwen Homes’ development of 205 high-quality apartments will present an extremely attractive investment opportunity for our overseas clients and an exceptional place for residents to call home. We can’t wait to start working alongside St Modwen to market these Longbridge properties.”

All three apartment blocks will have communal roof terraces available exclusively to every resident. The development will also include space for over 200 bicycles and will have 105 car parking spaces; all of which will include an electric vehicle charging point. See Centrick’s guide to Longbridge properties here.

The site has been made possible following £20 million of infrastructure investment in partnership with the West Midlands Combined Authority (WMCA). Parts of Longbridge have already been extensively regenerated with homes, retail, education and green spaces. The vast site in South Birmingham is giving the local economy a huge boost. On completion of the regeneration, St. Modwen plans to create a total of 3,000 new homes, two million sq ft of commercial floorspace and up to 10,000 new jobs.

The Centrick Invest brand has been well received in Asia where it is seen as a one-stop-shop for developers and investors, providing an end-to-end service, from furnishing to renting and managing the property, added Andy.

Centrick Invest was launched in late 2022. It is designed to ensure that property owners – ranging from accidental landlords to major investors – are squeezing every pound, dirham, euro or dollar of value out of their portfolios. Centrick Invest helps by demystifying the jargon-fuelled property landscape, even for many that have existing property investments, ensuring developments are fully stress tested against an extensive due diligence process and explores the reality of how properties are performing now and into the future.

The Centrick Group, which was established in 2005, specialises in Building & Estate Management, Build to Rent Portfolio Management, PRS Portfolio Management and Professional Service & Valuation in addition to Land, New Homes and Investment services. Centrick has grown consistently since its inception by successfully prioritising innovation, expertise, and building trusted relationships with its clients to deliver high quality service and results. First opening its doors in 2005, the agency now has over 23,500 properties across the UK on its books and manages over £3 billion in client assets.
